WHAT WE DO
We work with private landlords and lettings agents to help them meet the Minimum Energy Efficiency Standards. This is a priority for everyone as from April 2018 a “substandard” property, EPC band F and G, cannot legally be rented out. Furthermore, we can reduce the chances of receiving a penalty from your Local Authority for breaching Housing Act 2004: to minimise risks from hazards to health and safety issues within dwellings including dampness and excess heat and cold.
We survey all properties for free and provide recommendations. As we can access funding from various sources, not just ECO, we will simply arrange for these improvements to be done. In some cases, a contribution may be required so approval would be sought first before any works begins. If a property is already rated an E but can still benefit from better insulation we will do it as these will help to comply with the Housing Health and Safety Rating System (HHSRS) and future proof the property.

Increase EPC and Meet MEES
We will carry out survey and arrange the EPC recommendations to be installed, as per our report’s recommendations.
Lodged substandard properties on PRS Exemptions Register
For any properties that are still below E band, we can register an exemption on the PRS Exemptions Register on your behalf.
MEETING THE MINIMUM ENERGY EFFICIENCY STANDARDS
The Energy Efficiency (Private Rented Property) Regulation (“Regulation”) 2015 was designed to tackle the least energy efficient properties in England and Wales with an EPC band of F or G – Minimum Energy Efficiency Standards (MEES).
The Minimum Energy Efficiency Standards applies to any Private Rented Sector domestic property which is legally required to have an EPC – Assured or Regulated Tenancy. The prescribed minimum EPC Band (band E) allowed under the Regulations for domestic private rented property which is let , including renewals, from the 1 April 2018, or which continues to be let from 1 April 2020, subject to any qualifying exemptions.
HOW WE WORK WITH YOU
The easiest way to work with us is to email us your property addresses, preferably EPC band E, F and G, to do an initial online assessment i.e. check current EPC. Afterwards, we will identify which properties need improvements and arrange a survey. Provide us with tenants’ contact details and inform them of our upcoming call and visit.
1. IDENTIFICATION
Once you have registered and spoken with us, you can email a list of properties. We will identify the ones that need improvements from their EPC’s, for free.
2. CONTACT DETAILS
We will need contact details of tenants whose homes we have identified. Please inform tenants of our impending call and visit.
3. SURVEY
The home survey takes about an hour. If there are no costs, we will book installation. If there is a contribution, we will report this back to you and await approval. If approved, we will invoice you.
4. COMPLETE
Prior in installation, you complete permission forms and works will commence. Please note that an EPC is not required to apply for funding now but we can arrange a new one for a reduced fee.
WHAT WE CAN INSTALL
ROOM IN ROOF (ATTIC)
Insulate walls in attic room. In most cases, slope and gable ends are boarded and skimmed
LOFT
If there is 100mm or less, it needs to be topped up to at least 270mm.
CAVITY WALL
If the cavity has not been filled we can use fibre or bead depending on survey.
UNDERFLOOR
For suspended timber floors, we can insulated from underneath. A depth of at least 800mm is required for workers. Only applicable to those on benefits.
GAS AND OIL BOILERS
Grants for boilers are only available to those on benefits. Also, depending on type of property, a contribution is likely. Existing boilers need to be either non-condensing or about 5 years old and has a fault. Most boilers are replaced with Worcester or Vaillant.
ELECTRIC STORAGE HEATERS
Grants for Electric Storage Heaters are only available to those on benefits. Also, depending on type of property, a contribution is likely. Existing system needs to be at least 3 years old. It’s replaced with eiher an Elnur or Dimplex.
